Listing rules

The rules every listing follows, whichever system entered it.

Entered once, the broker owns it

A listing is entered once and the platform sends it on. The organization whose key enters it is the listing brokerage and its owner: only that organization can change it, and it can read everything back at any time. Joining is free, and data proceeds are shared equally per listing among participating brokerages.

One home, one active listing

Every address is reduced to a canonical key, addressKey on the owner's view: number, street, unit, city, state and ZIP, upper case, with St and Street, Ave and Avenue, Apt, Unit and # spelled one way, and a number after the street type ("Main St 4B") read as the unit. A brokerage cannot hold two active listings (Coming Soon, Active or Pending) at one key: the second answers 409 with existingKey, the listing to update instead. Relisting a home whose listing was withdrawn or closed is allowed.

Another brokerage's listing at the same address is entered, then flagged: both owners get a history line and the listing.conflict webhook, and see the pair under GET /api/v1/conflicts. The history line never names the other brokerage or its listing, and the seller's page leaves these lines out. The platform operator decides each one as a co-listing, a wrong address (naming which listing) or resolved, and both owners hear the outcome the same way.

The seller's choice

Every listing records the seller's visibility choice and when it was made. A new choice is recorded with a new time. Members only means the listing is shown to agents at member brokerages and never publicly marketed.

A feed reader asking for a members only or coming soon listing gets 404, the same as a listing that does not exist. A listing that leaves public view is sent to licensees once more so they can take it down.

One business day

A listing is due on the platform by the end of the first weekday after the listing agreement is signed. Send listingAgreementAt; the owner's view shows lateDays, 0 when on time. A late listing is still accepted. The day ends at 23:59:59 in the listing's market, so a home in Austin is due by midnight Central time; public holidays are not yet counted.

MLS rules

Each MLS sets the fields it requires. A listing missing one (blank or 0) is held for that MLS with a note naming the field, and delivered once the field is sent. An MLS send back holds the listing there until the owner fixes it and resends with {"resend": true}.

Remarks

Public remarks are checked for phrases that often draw fair housing complaints. Matches come back in remarkFlags as a prompt to review; they do not block the listing.
